Tiverton's Countryview Estates sells for $11.2 million

TIVERTON — Countryview Estates, 113 acres in northeast Tiverton that's home to some 300-350 residents over the age of 55, has sold for $11.2 million to Hometown America, a Chicago property management firm.

Countryview is a residential community in northeast Tiverton of 223 manufactured homes (currently, according to a Countryview official who declined to be identified), that are owned by the residents who pay taxes on the units.

The land on which the units sit, however, is leased from the owner, formerly Countryview, now Hometown, which pays the taxes on the land.

Though the land sold for $11.2 million, Tiverton Town records show it is assessed for tax purposes at $4.83 million.

On its website, Hometown America says that it's privately held, and that it owns and operates more than 45 manufactured housing communities across the country in ten states.

Former Town Council President Ed Roderick and his wife Nancy have been residents of Countryview Estates for a number of years.

He said he and others there haven’t yet heard what the transition will mean but are optimistic.

”Most people here are excited. It's something new," he said. "They're just seeing this as something good. They have always been good as landlords of the grounds. Hometown America — management is what they do — I think will bring a whole new slant on the way the place will develop."

Mr. Roderick, who has made a career as an executive in public housing in Central Falls and Yarmouth, said Davis Logan, who until the recent sale has been a principal owner of Countryview Estates for many years, "has been a developer as opposed to a manager, and this is a management company."

Neither Mr. Logan, a Tiverton resident and businessman, and whose name appears on the warranty deed conveying the property to Hometown, nor Kyle Howieson, the Hometown executive said to be most involved in the transaction, responded to telephone inquiries for this story.

Countryview Estates got its start in 1997. The units sit on lots that range in size from 14,000 to 18,000 square feet.

The manufactured units themselves are one and two-bedroom (or with an additional room that can be used as a guest-bedroom, den, sitting room or office) in size, with fully-applianced kitchens, laundry room or alcove, two bathrooms, and living room (some with a fireplace).

The homes have no basement, but most come with an 8'x12' outdoor shed.

Also on the property is a clubhouse for the residents, a heated swimming pool and gymnasium.

"I think what people will look for from the new owners," said Mr. Roderrick, "is that we have a spectacular clubhouse that's underutilized."

Now the residents do the planning there for events, he said, as opposed to having some management group doing it.

Hometown America has sent letters to all residents announcing informational meetings about the property sale.

Residents have also been noted in attendance at meetings held recently in town concerning a proposed casino.

Countryview is located off Hurst Lane, a road that feeds onto Stafford Road/Canning Boulevard directly across from where the casino operators want to out their entrance road.
