PORTSMOUTH — It was no April Fool’s joke. Two homes in Portsmouth that were both sold on April 1 brought in a total of nearly $5 million between them. 

The sale of “Stone Ledge” at 245 Indian Ave. for $3.223 million is said to be Portsmouth’s highest real estate transaction of the year.

On the same day, a home at 1194 Anthony Road in Common Fence Point went for $1.65 million. 

Hogan Associates represented the buyers for both sales. 

Perched up high on 1.8 acres, the four-bedroom, 4,539-square-foot home on Indian Avenue enjoys commanding views across the Sakonnet River to Tiverton and the open Atlantic. Terraced gardens with stately hedgerows lead to a long, manicured path to the water. A seaside gazebo offers the perfect vantage point for taking in the panoramic view of the rocky coast.

Inside, an elegant entry foyer with high ceilings and hardwood floors leads to the main living space on the water side of the home. A spacious cook’s kitchen with center island opens to living and dining areas on either side. Each of these room enjoys impressive water views through large custom windows and glass doors that span the east side of the house.

The sale of the Anthony Road property, a custom waterfront home featuring panoramic views and designer details, is said to be one of the highest transactions to date in Common Fence Point. 

The home was originally a beach cottage, fully rebuilt in 2014 and transformed into a spacious, 3,000-square-foot Nantucket-style waterfront home, brimming with designer details and noteworthy architectural features.

During the renovation process, the home was set on piers to meet hurricane standards. Features include Kolbe architectural windows, an elevator shaft, radiant heat, a full-house generator, reclaimed heart pine flooring throughout, Captiva mahogany front door, as well as a custom chef’s kitchen with Wolf and Sub-Zero appliances. 

Designed for entertaining, the custom kitchen opens to an expansive living area backed by panoramic sunset views of Mt. Hope Bay. The back yard is enhanced with pristine gardens that lead to the quiet beach just a short walk away.
